Know the home you’re buying—down to the systems that matter.
More than a visual inspection—built to identify risks before they become costly surprises.

Clear, structured inspections for homes connected to municipal services.
Every inspection follows the Niton Systems Method™, evaluating:
We focus on safety, condition, and long-term reliability — not just surface-level observations.
Includes:
Best suited for homes within towns, cities, or serviced subdivisions.

Comprehensive inspections designed for rural and acreage properties.
These inspections expand on our Standard Inspection to address the complex, integrated systems found outside municipal infrastructure.
We assess:
Rural properties require a different lens — we evaluate how systems work together, not just individually.
Built for the realities of West Central Alberta living.

Most home inspections focus on visible defects.
At Niton Property Inspection, we go further — evaluating how systems actually function, interact, and perform.
With nearly 30 years of hands-on mechanical systems experience, including residential and commercial HVAC, gas systems, and building infrastructure, we provide insight that goes beyond a checklist.

At Niton Property Inspection Inc., we don’t just walk through homes—
we evaluate systems.
Our approach is grounded in real-world mechanical experience, not just inspection standards. Every assessment is built on understanding how components operate individually—and how they perform together under real conditions.
Every inspection is guided by three critical questions:
This systems-based approach allows us to identify issues that are often missed in traditional inspections—especially in mechanical rooms, HVAC systems, and complex properties like acreages.
The result is a more complete understanding of the home—helping you identify risks early and avoid costly surprises after possession.
From foundations and roofing to wells, septic systems, and mechanical infrastructure, we deliver clear, photo-documented reporting that supports confident, informed decisions.

Roofing, foundation, grading, and exterior components evaluated for condition, performance, and water management.

HVAC, plumbing, electrical, and gas systems assessed for safe operation and real-world performance.

Wells, septic systems, and visible rural infrastructure reviewed with a systems-based approach.

Clear, photo-documented reports delivered promptly to support confident decision-making.
Aerial Imaging Support
Where safe and legally permitted, aerial imaging (including remotely piloted aircraft systems) may be used to enhance visual observation of roof and exterior components. Drone use is supplemental and conducted in compliance with Transport Canada and applicable regulations.
Inspection Services
All inspections are conducted as visual, non-invasive evaluations in accordance with the Alberta Home Inspection Business Regulation. Inspections are not technically exhaustive and do not include destructive testing.
Thermal Imaging
Basic thermal imaging may be used where conditions allow to identify surface temperature variations.
Water Services
Water sampling results reflect water quality at the time of collection only. Field screening is informational and does not replace accredited laboratory analysis. Niton Property Inspection Inc. does not guarantee potability.
